Fall is the most important maintenance season in the DMV. The first hard freeze usually arrives somewhere between late October and mid-November depending on where you live — earlier in Frederick and Loudoun, later inside the Beltway — and everything on this list gets harder, or impossible, once it does. The deck above is a good example: weathered boards and failing finish are a late-summer fix, not a January one.
OUTSIDE: BEFORE THE FIRST FREEZE
- Shut off and drain outdoor faucets. Close the interior shut-off valve, open the outside spigot to drain, and disconnect hoses. Frozen hose bibbs are one of the most common winter water-damage calls.
- Clean gutters after the leaves drop. In wooded neighborhoods that means late November, sometimes twice. Make sure downspouts discharge well away from the foundation.
- Seal or finish the deck while daytime temperatures are still above 50°F. Stains and sealers won't cure properly below that. See our deck repair & refinishing guide.
- Seal concrete on the same temperature rule — especially stamped patios and new driveways before their first winter of salt. Details in our concrete sealing guide.
- Exterior paint touch-ups on trim, sills and doors. Many modern exterior paints can go on down to 35–40°F, but warmer is always better.
- Re-caulk gaps around windows, doors and where trim meets siding.
- Trim branches away from the roof and power lines before winter storms.
INSIDE: HEATING SEASON
- Service the furnace or heat pump and replace the filter before you need heat.
- Test smoke and CO detectors. Heating season is when CO risk is highest — every level and outside sleeping areas.
- Check weatherstripping on exterior doors; daylight under a door is heat leaving the house.
- Reverse ceiling fans to clockwise at low speed to push warm air down.
- Test the sump pump by pouring water into the pit — fall rains and winter thaws both test it.
- Have the chimney inspected if you use a wood-burning fireplace.

Fall is also the right time to book winter interior projects — painting, trim, flooring and bathroom remodels. Exterior work slows down in winter, and schedules for interior work fill quickly for the weeks before the holidays.
