Decks take a beating in the DMV. Summer humidity, cold winters, and the freeze-thaw cycle that hits the DC area every year are hard on wood. Most decks need attention every 3–5 years to stay in good shape and every 10–15 years for more significant structural work. Here's a realistic look at what repairs and refinishing cost in this market.

REFINISHING: STAIN VS. PAINT

For wood decks, refinishing every 2–3 years extends the life of the wood significantly. The cost to clean, prep, and restain a typical 300–400 sq ft deck runs $400–$900. Adding a full strip of old stain first adds $200–$400 to that.

We generally recommend semi-transparent penetrating stains over solid deck paint for natural wood. Solid paint looks great initially but peels as moisture moves through the wood from below — especially on horizontal decking surfaces. Penetrating stains move with the wood and don't peel. Cabot, Defy, and Armstrong Clark are solid brands we use regularly.

If you have a composite deck (Trex, TimberTech, Fiberon), you don't stain it — you clean it with a composite-specific cleaner once or twice a year and inspect the hardware and structure annually.

REPAIR OR REPLACE?

The rule of thumb we use: if the structure — posts, beams, joists, ledger — is sound, repair and refinish. If more than 30–40% of the decking boards need replacement, you're often better off replacing all of them at once for consistency and labor efficiency. If the structure has rot or significant damage in multiple areas, a full deck replacement is usually more cost-effective over a 10-year horizon than repeated structural repairs.

A full deck tear-down and rebuild in the DMV runs $15–$35 per sq ft for pressure-treated wood, or $25–$50 per sq ft for composite. A 400 sq ft deck would be $6,000–$14,000 for PT wood and $10,000–$20,000 for composite. Get the structural assessment done first before deciding — sometimes what looks bad from the surface is fine underneath, and sometimes the opposite is true.
