Concrete looks permanent, but in the DMV it takes a beating: summer UV fades it, and every winter brings dozens of freeze-thaw cycles plus de-icing salt that works its way into the surface. Sealing is the inexpensive maintenance step that protects the investment — especially for stamped and colored concrete, where the finish is the whole point. WHY SEALING MATTERS HERE
- Freeze-thaw: water soaks into unsealed concrete, freezes, expands, and pops small flakes off the surface (spalling). A good sealer keeps most of that water out.
- Salt: de-icers accelerate scaling, especially on concrete less than a year or two old.
- Color and UV: stamped and integrally colored concrete fades without a UV-resistant topcoat.
- Stains: oil, leaves, grill grease and rust wipe off sealed concrete far more easily.

Pricing includes pressure washing, minor stain treatment, and two coats where specified. A cloudy or peeling old sealer has to be stripped first, which is the main reason costs jump.

HOW OFTEN AND WHEN
Acrylic sealers on stamped concrete typically last 2–3 years in our climate; penetrating sealers on driveways can go 5–7. The best time to seal in the DMV is a dry stretch in late spring or early fall, with temperatures above 50°F for the application and the next 24 hours, and no rain in the forecast. Early fall is ideal: you go into winter protected.
A quick test: sprinkle water on the surface. If it beads, the sealer is still working. If it darkens the concrete and soaks in within a minute, it's time to reseal.
NEW CONCRETE
Fresh concrete needs to cure before it's sealed — typically about 28 days, though some cure-and-seal products go on the day of the pour. Avoid rock salt on concrete during its first winter; use sand for traction instead. Planning a new patio? See our stamped concrete patio guide.
