Front steps take a beating from DMV freeze-thaw cycles and winter salt. Over time the surface flakes, the edges crumble and the steps can pull away from the house. Patching makes sense for some damage and is a waste of money on others.
TYPES OF DAMAGE
| Damage | What It Looks Like | Usually |
|---|---|---|
| Surface scaling / spalling | Flaking top layer, rough surface | Patch or resurface |
| Chipped edges or nosings | Broken step edges | Patch with form |
| Hairline cracks | Thin cracks, no movement | Seal |
| Wide cracks, sections shifting | Uneven steps, gaps | Replace |
| Steps pulling away from house | Gap at the foundation | Replace (and check drainage) |
| Hollow sound, exposed rebar | Crumbling interior | Replace |
WHEN PATCHING WORKS
If the steps are structurally sound (not moving, not hollow), surface damage can be repaired:
- Chip away loose concrete to a sound base.
- Clean and apply a bonding agent.
- Rebuild edges with a polymer-modified repair mortar using a form.
- Resurface the treads if scaling is widespread.
- Seal once cured.
A good patch can last several years. A bad patch, thin mortar over crumbling concrete, pops off in one winter.
WHEN TO REPLACE
If the steps have shifted, sound hollow, have exposed or rusted rebar, or are separating from the house, they need to be demolished and rebuilt. Replacement is also the time to fix the rise and run if the steps were never to code, and to add a proper handrail.
TYPICAL COSTS
| Job | Typical DMV Cost |
|---|---|
| Patch chipped edges (2–4 steps) | $350 – $800 |
| Resurface a set of steps | $600 – $1,400 |
| Demo and replace 3–4 concrete steps | $2,800 – $5,500 |
| Add metal handrail | $350 – $900 |
To make repairs last, switch to a concrete-safe de-icer and keep gutters and downspouts from dumping water onto the steps. See our de-icer guide.
