WOBBLY TOILET:
SHIMS, FLANGE OR SUBFLOOR?

A toilet that rocks when you sit on it isn't just annoying. Each rock squeezes and breaks the wax ring seal, and a broken seal leaks a little water into the subfloor every flush. Left alone long enough, that's a rotted floor.

LEVEL 1: LOOSE BOLTS

Check the two closet bolts at the base. If they're loose, snug them gently, alternating sides. Over-tightening cracks porcelain. If tightening stops the rock, you may be done.

LEVEL 2: UNEVEN FLOOR

If the bolts are tight but the toilet still rocks, the floor is uneven (common with tile). The fix is plastic toilet shims slid under the low side, trimmed flush, then the base caulked. If the toilet rocked for a long time, replace the wax ring at the same time.

LEVEL 3: BROKEN FLANGE

The flange is the ring the toilet bolts to. If it's cracked, corroded or sitting below the finished floor height, the toilet can't be held tight.

LEVEL 4: SOFT SUBFLOOR

Press on the floor around the toilet. If it feels spongy, or tile around the base is loose or cracked, water has already damaged the subfloor. That means pulling the toilet, cutting out the soft area, replacing the subfloor and reinstalling flooring around it.

TYPICAL COSTS

FixTypical DMV Cost
Shim, new wax ring, reset toilet$150 – $275
Flange repair + reset$225 – $400
Subfloor repair at toilet + reset (no new floor)$650 – $1,400
Subfloor + new tile in small bath$1,800 – $3,500

Signs of a past leak: dark stains on the ceiling below, a sewer smell at the base, or caulk around the toilet that's yellowed or loose. Don't wait on these.
