New flooring is only as good as what it sits on. We see it constantly: a beautiful new luxury vinyl or tile floor that cracks, clicks or separates within a year because it went down over a subfloor that was already soft. The photo above was taken mid-project — old flooring pulled, damaged subfloor cut out to the joists, and new plywood ready to go in. It's not glamorous, but it's the part that makes the finished floor last.
SIGNS YOUR SUBFLOOR NEEDS ATTENTION
- Soft or spongy spots, especially around toilets, tubs, dishwashers, refrigerators and exterior doors.
- Cracked tile or grout in a line — often a sign of movement underneath.
- Bounce when you walk across the room, or dishes rattling in a cabinet.
- Persistent squeaks that weren't there when the house was newer.
- Dark staining or a musty smell visible from the basement or crawl space below a bathroom.

These are for the structural repair only. Removing and replacing the finished flooring on top is additional — which is why the cheapest time to fix a subfloor is when you're replacing the floor anyway.
WHAT CAUSES IT
Water is the cause in the large majority of cases we open up: a slow wax-ring leak at a toilet, a failed tub or shower seal, an old dishwasher line, or a leaky door threshold. Fixing the subfloor without fixing the leak just restarts the clock. Undersized subfloor is the other common cause — some older homes have thinner sheathing or wide joist spacing that was fine for carpet but flexes under tile.
TILE NEEDS A STIFFER FLOOR
Carpet and many floating floors tolerate some flex. Tile and natural stone do not — they need a stiff, flat base, which sometimes means adding a second layer of plywood or a cement or foam backer before setting tile. If you're switching from carpet or vinyl to tile, expect your contractor to check deflection first.
When you get flooring quotes, ask how each contractor handles subfloor damage they find after the old floor comes up. A clear allowance or per-sheet price in the written estimate prevents the most common mid-project surprise.
CAN YOU JUST COVER IT?
Laying new plywood over a rotted area hides the problem but doesn't stop it, and it raises the floor height at doorways and appliances. The right fix is cutting the damage back to solid material, confirming the joists are sound, and installing new subfloor glued and screwed.
