WHY BATHROOM FLOOR
TILE CRACKS

A single cracked tile from a dropped bottle is just bad luck. A line of cracked tiles, or cracks that keep appearing, is the floor telling you something about what's underneath.

READ THE CRACK PATTERN

PatternLikely Cause
One tile, star-shaped crackImpact (dropped object)
Straight crack across several tilesSubfloor seam or slab crack underneath
Cracks near the toilet or tubLeak softening the subfloor
Hollow sound and cracks in the middle of the roomPoor thinset coverage or floor flex
Grout cracking but tiles intactMovement or missing expansion gap at walls

THE SUBFLOOR PROBLEM

Tile needs a stiff floor. Many older DMV homes have joists that flex more than tile tolerates, or tile set directly on plywood without a cement board or uncoupling membrane. Every footstep flexes the floor slightly, and eventually the tile or grout gives.

THE SLAB PROBLEM

In basements and slab-on-grade homes, concrete shrinkage cracks transfer straight up through tile. The fix for future tile is an uncoupling membrane, which lets the slab move without cracking the tile above.

CAN YOU REPLACE ONE TILE?

Yes, if the cause was impact and you have a spare. We grind out the grout, break out the tile carefully, scrape the old thinset, set a new tile and regrout. Expect $150 to $300 for one or two tiles. Without a spare, matching can be the hard part.

WHEN IT'S TIME TO RETILE

In those cases, new tile over the same problem will crack again. The floor needs to come up and the underlayment fixed. A small bath floor retile with new underlayment typically runs $1,600 to $3,200 in the DMV.

Soft floor near a toilet is often a slow wax-ring leak. Fix that first, or the new floor will fail in the same spot.
