The standard advice is “mount it into two studs.” In DMV homes, that often isn't possible: DC rowhouses with exposed brick, plaster walls in older houses, condos with metal studs, or a stud that's just a few inches from where the TV needs to go. Each has a safe solution.
BY WALL TYPE
| Wall | What Holds | Avoid |
|---|---|---|
| Solid brick | Masonry sleeve anchors or concrete screws, drilled with a hammer drill | Plastic plugs; anchoring into crumbling mortar |
| Plaster and lath | Lag screws into the studs behind the lath | Drywall anchors in plaster alone |
| Metal studs | Toggle bolts rated for metal studs | Wood lag screws |
| Drywall, studs in wrong spot | Mount with a wide plate or rail spanning to studs; or heavy-duty steel toggles for lighter TVs | Plastic expansion anchors |
| Concrete block | Sleeve anchors into solid parts of the block | Anchors into hollow cells |
BRICK: BRICK OR MORTAR?
Solid brick generally holds anchors better than mortar, especially old lime mortar in century-old DC and Baltimore rowhouses, which can be soft and crumbly. The tradeoff: a hole in mortar is easier to patch invisibly if you move the TV later. We check the condition of both before choosing.
PLASTER WALLS
Plaster is hard and brittle and can crack when drilled carelessly. Drill slowly, use a sharp masonry bit, and find studs with a strong magnet (locating the lath nails) rather than a basic stud finder, which struggles with plaster. Same approach as hanging a heavy mirror on plaster.
TOGGLES: LIMITS
Heavy-duty steel toggle bolts in sound drywall can hold a lot, but a TV mount on an articulating arm puts large leverage forces on the top fasteners when the arm is extended. Never put a full-motion mount on toggles alone. For fixed or tilting mounts with lighter TVs, quality toggles rated for the load are acceptable.
WHAT IT COSTS
| Wall | Typical DMV Mounting Cost (Labor) |
|---|---|
| Drywall into studs | $125 – $225 |
| Plaster, metal studs or offset studs | $175 – $300 |
| Brick, stone or block | $225 – $400 |
Wire concealment is extra; brick usually needs a surface raceway. See hiding TV wires safely.
Check the mount's weight rating and the TV's VESA pattern before buying. A mount rated for exactly your TV's weight leaves no margin; choose one rated well above it.
