GAPS BETWEEN BASEBOARD
AND FLOOR OR WALL

Gaps between baseboards and the wall, or between baseboards and the floor, show up in nearly every house eventually. Some are cosmetic, some are seasonal, and a few point to settling floors.

GAP BEHIND THE BASEBOARD (WALL SIDE)

Usually caused by wavy walls, loose nails or wood shrinkage.

GAP UNDER THE BASEBOARD (FLOOR SIDE)

SEASONAL MOVEMENT

Wood trim and floors expand in humid DMV summers and shrink in dry heated winters. Gaps that open in January and close in July are normal. Caulk the wall side in a middle season (spring or fall) when movement is average.

CAULK TIPS

TYPICAL COSTS

FixTypical DMV Cost
Caulk and touch-up paint, one room$100 – $225
Re-nail and caulk loose baseboards, one room$150 – $300
Add shoe molding, painted, one room$150 – $350

For rental turnovers, caulking baseboard gaps and repainting trim is one of the cheapest ways to make a unit look freshly finished.
