START WITH CLEAN
Before spending on anything else, wash it. DMV humidity grows green and black algae on north-facing siding, gutters and walks. THE FRONT DOOR
It's the focal point of the whole elevation. A deep color — black, navy, a rich green, or a warm wood tone — paired with new handle set, kick plate and house numbers in the same finish is one of the best small investments in home improvement. If the door is drafty, dented or a hollow-core builder unit, replacement adds security and efficiency too.
TRIM, SHUTTERS & PORCH
Peeling trim tells buyers “deferred maintenance” louder than anything else. Often the siding is fine and only trim, fascia, shutters and porch ceilings need scraping, priming and painting. Rotted trim boards and porch columns should be replaced — PVC holds up best in our climate.
LIGHT IT UP
Matching coach lights at the door and garage, a couple of low-voltage path lights, and illuminated house numbers make the home look cared-for at night — which is when many buyers do their first drive-by.
If you're selling within a year, the order we recommend is: wash, repair, paint trim and door, then lighting and hardware. Save a full repaint for houses where the existing paint is actually failing.
WHAT TO SKIP
- Elaborate landscaping right before listing — fresh mulch, edged beds and trimmed shrubs deliver most of the value.
