PRESSURE WASHING COSTS
DC, MD & VA

Pressure washing is one of the highest-ROI services we offer. A few hundred dollars of cleaning work can make a home's exterior look years younger and prep surfaces properly for painting, staining, or sealing. Here's what it costs in the DMV and what's worth doing.

TYPICAL PRICING BY SURFACE

SurfaceTypical Price RangeNotes
Driveway (per sq ft)$0.15 – $0.35Concrete takes longer than asphalt
House siding (full exterior)$250 – $600Size and story count matter
Deck or patio$150 – $400Wood decks need lower PSI
Walkways and sidewalks$75 – $200Often bundled with driveway
Fence (per linear ft)$1 – $2.50Wood vs. vinyl affects price
Roof soft wash$300 – $600Low-pressure; kills algae/moss

Most residential pressure washing jobs in the DMV run $200–$500 for a single surface, or $400–$900 for a full exterior package (siding, driveway, walkways, and deck together). Multi-surface jobs always get better per-unit pricing than single-surface calls.

SOFT WASH VS. PRESSURE WASH

Not everything should be blasted with high pressure. House siding — especially vinyl, wood, and fiber cement — should be soft washed: lower pressure plus a cleaning solution that breaks down mildew, algae, and dirt at the surface level rather than forcing it off with force. High pressure on siding can force water behind panels, damage paint, and crack older materials.

Concrete driveways and hardscaping can handle 2,500–3,500 PSI with a surface cleaner attachment. Wood decks should stay under 1,500 PSI with a wide fan tip. Roofs are always soft wash only — a pressure washer on roofing shingles will strip granules and void your warranty.

BEST TIME TO PRESSURE WASH IN THE DMV

Spring and fall are the ideal windows here. Spring removes winter grime before you start using outdoor spaces. Fall preps surfaces for winter and removes pollen, mold, and summer buildup. We get more pressure washing calls April through June and again in September–October than any other time of year.

If you're planning to paint exterior surfaces — trim, siding, shutters, a deck — pressure washing is a required first step. Paint won't bond properly to a dirty surface, and any contractor who skips it is setting you up for peeling paint within a year.

One thing homeowners often miss: cleaning a concrete driveway changes its appearance significantly. Old, gray, stained concrete can look nearly new after a proper pressure wash with a surface cleaner. If you're selling a home or just want a fresh look at low cost, the driveway and front walkway are where we start.
