Renovating a condo has an extra layer that single-family homes don't: the building. Before any work starts in a DC, Arlington, Alexandria, Bethesda or Silver Spring condo, the association usually needs to approve the scope and the contractor.
WHAT MOST BUILDINGS REQUIRE
- Written approval from management or the board, with a scope of work and sometimes drawings
- Certificate of insurance (COI) from the contractor naming the association as additional insured
- Proof of licensing where required for the trade
- Work hours, often weekdays 8 or 9 a.m. to 5 p.m., no weekends
- Elevator reservations with padding for materials and debris
- Refundable damage deposit for common areas
WHAT YOU USUALLY CAN'T CHANGE
- Structural and common elements: columns, exterior walls, floor slabs
- Shared plumbing stacks and risers
- Exterior windows, without separate approval
- Fire-rated walls and doors between units and corridors
FLOORING: THE SOUND RULE
Many buildings require an acoustic underlayment under hard flooring, rated to a specific sound reduction level (often stated as an IIC or STC rating). Replacing carpet with LVP or hardwood without the right underlayment is one of the most common condo disputes.
PERMITS STILL APPLY
Building approval is separate from city or county permits. Kitchen and bath remodels that touch plumbing or electrical usually need permits from DC DOB, Arlington, Montgomery County DPS or the relevant jurisdiction.
TIMELINE IMPACT
Board review can take 1 to 4 weeks. Restricted work hours stretch the schedule: a project that takes three weeks in a house may take four or five in a condo.
TYPICAL ADDED COSTS
| Item | Typical Range |
|---|---|
| COI issued to the association | Usually included |
| Acoustic underlayment for hard floors | $1 – $3 per sq ft |
| Floor and elevator protection, debris hauling | $300 – $1,200 |
| Longer schedule from restricted hours | 10–20% more labor |
Send us your building's renovation rules before the estimate. It changes the schedule, the debris plan and sometimes the materials.
