WATER-DAMAGED DRYWALL:
REPAIR OR REPLACE?

Summer storms, a burst supply line, an overflowing upstairs tub: water and drywall meet in DMV homes all the time. Some wet drywall can dry out and be painted. Some has to come out. The difference depends on how long it stayed wet and what kind of water it was.

STEP 1: STOP THE WATER

No repair holds until the source is fixed. If the cause is plumbing, a roof or a window, that comes first.

STEP 2: WHAT KIND OF WATER?

STEP 3: THE 48-HOUR RULE

Mold can start growing on wet drywall paper within 24 to 48 hours. If walls are dried with fans and dehumidifiers inside that window, small areas often survive. After that, the safer call is to cut out.

SIGNS IT HAS TO COME OUT

THE FLOOD CUT

For walls, the standard practice is to cut drywall 12 to 24 inches above the visible water line and replace the section, with insulation behind it. A clean horizontal cut is easier to tape than a ragged patch.

TYPICAL COSTS

RepairTypical DMV Cost
Dry out and repaint stained area$200 – $450
Replace a 4×4 wall section$300 – $600
Flood cut one room (2 ft) + insulation + finish$900 – $2,000
Replace a ceiling section after a leak$400 – $1,000

If it's an insurance claim, take photos before anything is cut out and keep the moisture readings. Adjusters want to see the damage before the repair.
