A brown ring on the ceiling is never just a paint problem. It means water got there from somewhere. The good news is that most ceiling stains are cheap to fix once the leak is stopped. The bad news is that painting over one without fixing the cause, or with the wrong primer, means it comes right back.
STEP 1: FIND THE SOURCE

Check whether the stain grows after a specific event: a shower, a rainstorm, running the AC. That usually points straight to the cause.
STEP 2: DOES THE DRYWALL STAY?
- Firm and dry: the drywall can stay. Only the stain needs treating.
- Soft, sagging, or crumbling: cut out and replace that section. Wet drywall loses its strength and won't recover.
- Musty smell or dark spotting: possible mold. Replace the affected material rather than painting over it.
Push gently with a fingertip. Any give means replace.
STEP 3: COVER IT PROPERLY
- Let the area dry completely, often a few days with a fan.
- Prime with a stain-blocking primer: oil-based or shellac-based. Regular latex primer and “paint and primer in one” usually let water stains bleed back through.
- Repaint the whole ceiling plane, not just a patch. Ceiling paint ages and yellows, so a spot repair almost always shows as a bright square.
Take photos of the stain and the source before repairs. If the leak came from a neighbor's unit, a roof, or a covered appliance failure, those photos matter for insurance and HOA claims.
