LVP PLANKS SEPARATING?
CAUSES AND FIXES

Luxury vinyl plank is the most popular flooring we install in DMV homes and rentals. It's waterproof and tough, but it isn't immune to gaps. When planks start separating at the short ends or along the long seams, there's always a reason, and fixing the plank without fixing the reason means the gap comes back.

THE USUAL CAUSES

CauseTelltale Sign
Temperature swingsGaps appear in winter or in a vacant home with HVAC off; sunny rooms worst
Floating floor pinned downGaps near kitchen islands, heavy cabinets or trim nailed through the floor
No expansion gap at wallsPeaking or buckling in summer, then gaps elsewhere
Uneven subfloorPlanks flex or click when stepped on; seams open in one area
Damaged locking edgesOne seam keeps opening no matter what
Planks not acclimatedGaps across the whole floor within months of install

HOW EACH IS FIXED

RENTALS AND VACANT HOMES

A vacant unit with the heat off for a DMV winter is a common cause. Manufacturers typically want the indoor temperature kept within a set range year-round. Between tenants, set the thermostat to a moderate temperature, not off.

WHAT IT COSTS

RepairTypical DMV Cost
Close gaps in one room$150 – $350
Replace a few damaged planks$200 – $500
Lift, level subfloor and reinstall a room$800 – $2,000

Gluing seams shut is a common quick fix, but it turns a floating floor into a pinned one, and the gaps usually reappear nearby. Fix the cause instead.
