A thin diagonal crack running up from the corner of a door frame is one of the most common things homeowners ask us about, especially in winter. In most DMV homes it's normal movement, not a structural problem. Here's how to tell the difference, and how to fix it so it stays fixed.
WHY THE CORNERS CRACK
A doorway is a hole in the wall, and the corners of that hole are where stress concentrates. Any movement in the house shows up there first.
- Seasonal humidity. Wood framing shrinks in dry winter air and swells in humid DMV summers. Cracks that open in January and close in July are this.
- New construction settling. Lumber dries for the first year or two after a house is built.
- Drywall seams at the corner. When a sheet joint lands right at the door corner, the seam is the weak point.
- Door slamming. Repeated impact loosens the framing around the opening.
NORMAL OR WARNING SIGN?
| Usually Cosmetic | Get It Checked |
|---|---|
| Hairline, under 1/16 inch | Wider than 1/4 inch, or growing |
| Diagonal from the corner | Stair-step cracks in brick or block |
| Opens and closes with the seasons | Doors that suddenly won't latch |
| Same crack at several doors | Sloping floors or gaps at the ceiling |
If you see the warning signs, especially together, have a structural engineer look before cosmetic repairs. Patching hides the evidence they need.
THE REPAIR THAT LASTS
Smearing compound over the crack is why so many repairs reappear a few months later. Done properly:
- Open the crack slightly and remove loose material.
- Check for loose drywall and add screws into the framing around the opening.
- Bed paper or mesh tape across the crack, extending past it on both ends.
- Two or three thin coats of compound, feathered wide so the patch disappears.
- Prime the patch, then paint the whole wall section so it doesn't flash.
Cracks that come back every winter can be bridged with flexible products, but the real fix is often keeping indoor humidity steadier with a humidifier in the heating season.
WHAT IT COSTS
Repairing a few door-corner cracks and repainting the affected walls typically runs $200 to $450 in the DMV. Many homeowners bundle them into a pre-painting repair visit. See our drywall repair cost guide for other repairs.
Doors that stick only in summer are usually humidity, not settling. See why doors stick in summer.
