Engineered hardwood is a real wood top layer bonded to plywood or another core. It's common in DMV condos and newer homes because it's more stable than solid wood. Whether you can refinish it comes down to one measurement: the thickness of that top wood layer, called the wear layer.
WEAR LAYER DECIDES IT
| Wear Layer | Full Sanding? |
|---|---|
| Under 1 mm | No. Screen and recoat only |
| 1 – 2 mm | Maybe once, very carefully, by an experienced refinisher |
| 2 – 3 mm | Usually once or twice |
| 4 mm and up | Two or more times, similar to solid hardwood |
A typical full sanding removes roughly 1 mm. Wire-brushed and hand-scraped textures also lose their texture when sanded flat.
HOW TO CHECK
- Pull a floor vent register and look at the edge of a plank. You'll see the wood layer on top of the core.
- Check leftover boxes or the product name; manufacturers list the wear layer.
- Look at a transition or stair nose where an edge is exposed.
OPTIONS IF IT CAN'T BE SANDED
- Screen and recoat: the finish is lightly abraded (not the wood) and a fresh coat of finish applied. It removes surface scratches and dullness, not deep gouges or stains.
- Board replacement: damaged planks swapped out, if matching boards are available.
- Replacement: when the wear layer is gone or damage is widespread.
WHAT IT COSTS
| Option | Typical DMV Cost |
|---|---|
| Screen and recoat | $1.25 – $2.25 per sq ft |
| Full sand and refinish | $3.50 – $6.00 per sq ft |
| New engineered hardwood, installed | $9 – $16 per sq ft |
Screening every few years before the finish wears through is the cheapest way to keep a thin wear layer floor looking good for a long time.
Condo owners: check building rules on sanding dust, noise hours and finish odors before booking, and ask about sound underlayment rules if you replace instead.
