CARPET STAIRS TO HARDWOOD:
DMV COST GUIDE (2026)

Swapping carpeted stairs for wood is one of the most requested upgrades in DMV homes built from the 1970s to the 2000s, and one of the most noticeable. Stairs are often the first thing you see from the front door. The cost depends almost entirely on what's under the carpet.

WHAT'S UNDER THE CARPET?

Pull back a corner at the top or bottom step. You'll usually find one of these:

THE OPTIONS AND COSTS

ApproachTypical DMV Cost (13–14 steps)
Refinish existing oak treads, paint risers$1,500 – $3,500
Retrofit hardwood treads over existing stairs, paint risers$2,500 – $5,500
Retrofit treads and wood risers$3,500 – $7,000
Full tread and riser replacement, new nosing$4,500 – $9,000+
New railing and balusters (added)$2,000 – $8,000+

Winder steps, open-sided stairs and landings add time and cost, and matching the stain to existing hardwood floors takes care.

DESIGN CHOICES

SAFETY AND NOISE

Wood stairs are more slippery and louder than carpet. A matte or satin finish (not gloss) helps grip, and a runner down the center is a good option with kids, pets or older family members, while still showing wood on the sides.

If you're also replacing flooring in the hallway or living room, do the stairs at the same time. Matching species, stain and finish across stairs and floors is much easier in one project than years apart.
