CONVERTING A GARAGE

A garage is the most popular space for a home gym in DMV single-family homes: ground-level floors that can take dropped weights, space for a rack, and no worrying about the ceiling below. The challenge is comfort. An unfinished garage is freezing in January and stifling in July. Here's what turns it into a room you'll actually use.

FLOORING

Rubber is the gym standard: it protects the slab, cushions joints and quiets dropped weights. Many owners combine an epoxy-coated floor for the whole garage with rubber mats in the lifting zone. Check for cracks and moisture in the slab first.

CLIMATE CONTROL

This is what decides whether you'll use the gym year-round. Insulation and drywall come first, then the garage door, which is the biggest heat leak. A ductless mini-split is the most common way to heat and cool a garage gym efficiently; extending the home's existing HVAC into a garage is generally not allowed because of exhaust and fume concerns.

POWER, LIGHT AND AIR

MIRRORS

Gym mirrors are heavy and need secure mounting with proper clips and fasteners into framing. Our heavy mirror guide covers the principles.

Keeping it a garage (insulated, with flooring, power and a mini-split) is usually simpler than converting it into legal living space, which can bring permit, egress and zoning requirements. Ask your county before calling it a bedroom or living area.
