The honest answer is that it depends on a lot of factors -- room size, ceiling height, the condition of your walls, and the quality of paint you choose. Prices in the DC, Maryland, and Virginia market also tend to run higher than national averages because of the cost of living and labor rates in this area. This guide gives you real numbers so you know what to expect before you call anyone.

AVERAGE PAINTING COSTS IN THE DMV

The prices below reflect typical ranges we see on jobs in the DC, MD, and VA area. These assume two coats of paint, basic prep work, and standard 8-foot ceilings. Jobs with damaged walls, high ceilings, or multiple colors will run higher.

WHAT AFFECTS THE PRICE?

Wall Condition

This is the biggest wildcard in any paint job. If your walls have cracks, holes, water stains, or old texture that needs smoothing out, we need to address those before any paint goes on. Drywall repair adds to the cost -- anywhere from $50 to $300 depending on how many repairs are needed and how bad they are. Skipping this step is what makes cheap paint jobs look cheap. The paint is the last thing on the wall. Everything underneath it shows through.

Ceiling Height

Standard 8-foot ceilings are priced into the ranges above. Once you go to 9 feet or higher, labor goes up. Taller ceilings require more time, more paint, and sometimes scaffolding or extension equipment. Vaulted ceilings and cathedral ceilings in particular can add 20 to 40 percent to the cost of a room.

Paint Quality

There is a real difference between builder-grade paint and premium paint, and in the DMV climate that difference matters. We have hot, humid summers and cold winters. Cheap paint absorbs moisture, fades faster, and doesn't clean well. We typically use Sherwin-Williams or Benjamin Moore products -- not because it's more profitable, but because the results hold up longer. A gallon of Sherwin-Williams Emerald runs about $90 versus $30 for a basic contractor-grade paint. For a whole house, that's a few hundred dollars more, but it lasts years longer.

Number of Colors and Accent Walls

One color throughout is the most efficient approach. Every time you add a color -- accent walls, two-tone rooms, color-blocked trim -- you add time and therefore cost. Going from a light color to a very dark one also typically requires extra coats to fully cover. Budget $50 to $150 extra per color change when planning your project.

Furniture and Floor Protection

We always protect your floors and furniture. Moving heavy furniture or staging rooms that are still occupied takes additional time. If you can clear the room before we arrive, it speeds things up and can lower your final cost. If you need us to handle that, we can -- just factor in a bit more time and labor.

PAINT BRANDS WE USE

We work primarily with Sherwin-Williams and Benjamin Moore. Both brands have excellent lines for interior work, and both offer products specifically formulated for humid climates like ours. Sherwin-Williams Emerald and Duration are our go-to for most residential interiors. Benjamin Moore Aura is another excellent choice if you want top-tier coverage and washability.

We do not use big-box store house brands on painted surfaces that need to last. The pigment load is lower, the coverage is thinner, and you end up needing more coats to get the same result. In the end it's not actually cheaper.
